In the old days, everything shut down at the Lake in the winter…restaurants, resorts, stores, and even the real estate market.  The thought that real estate drastically slows or is nonexistent is still prevalent in the mind of some buyers.  Is this true or is this just a myth?

Lakefront Residential Homes

Between 11/1/16 – 3/1/17 there were 207 Sales with an Average Price of $342,936  For 2016 there were 773 Total Sales with an Average Price $330,436…THESE OFF SEASON SALES REPRESENTED 27% OF 2016 TOTAL WATERFRONT RESIDENTIAL HOME SALES!

  • Average of 52 Transactions per month during the 4 months of “winter”

 Residential Off-Water Homes

Between 11/1/16 – 3/1/17 there were 268 Sales with an Average Price of $139,410  For 2016 there were 970 Total Sales with an Average Price $138,843…THAT IS 28% OF 2016 TOTAL RESIDENTIAL OFF WATER HOME SALES!

 Condominiums 

Between 11/1/16 – 3/1/17 there were 149 Sales with an Average Price of $164,501  For 2016 there were 726 Total Sales with an Average Price $156,439…THAT IS 21% OF 2016 TOTAL CONDOMINIUM SALES!

  • Average of 37 Transactions per month during the 4 months of “winter”

 

So there you have it, THIS MYTH HAS BEEN BUSTED!

Real estate is VERY ACTIVE IN THE WINTERTIME MONTHS from November to March.  If you are selling, these can be some of the most productive months based on quality of showings and if you are looking to buy, these months represent some of the best times to shop.
